FULL HOME INSPECTION:
A home is probably the biggest purchase you’ll ever make, so it’s important to understand the condition of your investment. I’ll provide a non-invasive evaluation of the home’s accessible structure, systems and components. While a home inspection can’t reveal every concern that exists, it will significantly reduce your anxiety by arming you with the knowledge you need to make an informed home-buying decision.
BUILDER WARRANTY INSPECTION:
Did you buy a new construction home with a warranty? Many builders offer a 12 month warranty. Most homeowners want to re-inspect everything at around 10-11 months so that they may get any issues corrected prior to the expiration of their warranty. You have likely identified many things while living in the home but we can inspect for the things that most homeowners are not familiar with or might miss.
POOL & SPA INSPECTION:
Your pool requires proper maintenance and regular inspection so that you can enjoy it for years to come. Your pool maintenance professional is responsible only for the pool’s chemistry and cleanliness. Let me inspect it for all the other items that will ensure its proper condition and safety. I follow a comprehensive checklist and will inspect for the following: water level; leaks; valves; main drains, grates and inlets; blockages, debris, staining and biological growth; heater and thermostat; adequate fencing and gate security; deck safety; electrical safety, switches, alarms, and lighting; and more.
WATER QUALITY TESTING:
Let me test your potable water supply, especially if your property has a private well, cistern or septic system. I collect a sample and deliver it to a third-party testing lab to check it for coliform and other harmful bacteria, which can endanger your family’s health. Results will be sent to you separately from the inspection report.
SEPTIC SYSTEM INSPECTIONS:
I can help you arrange for a septic company to pump and inspect the onsite wastewater “septic” treatment system for overall condition, maintenance and functional operation.
WDO TERMITE INSPECTION:
I can schedule a licensed pest control company to inspect the property for wood destroying insects/organisms. Wood-destroying insects can cause serious damage to the wooden structural components of a house. They can hide and go undetected for a long time, but there are many telltale signs for different species that indicate their presence. Inspecting your home for evidence of infestation now is important before it becomes an expensive problem later.
IRRIGATION/SPRINKLER SYSTEM INSPECTION:
Water is a tremendously valuable resource, especially in Central Texas, and we all want to use it responsibly. Similarly, your landscaping is an important component of your property’s value and enjoyment. You will want to confirm that your sprinkler/irrigation system is working well without wasting water. I can inspect your system for visible leaks, misaligned or broken sprinkler heads, and operational/safety features such as rain gauge and back-flow prevention devices.
DRAW INSPECTIONS:
As construction or remodeling projects progress, builders/contractors will submit payment requests for the amount of work completed (partial payments of the total budget that are referred to as "draws"). Whether the money is coming from a lender as part of a construction loan or from the property owner who is paying directly, we visit the property to take pictures and verify what has been completed so that you are not paying for work that has not been done.

With every full home inspection service, I include a home maintenance book for my clients. The book explains how a home works, how to maintain it, and how to save home energy. It also includes seasonal maintenance checklists.
